If you were going to invest in Single Family Homes, Denver is a great place to invest. Take a look at this interview of Greg Rand by Fox Business news on December 26,, 2011. The video link is: http://video.foxbusiness.com/v/1350760911001/how-can-you-profit-from-housing-growth-in-denver/.
We believe Greg Rand has shared what many Denver Real Estate Investors have known for several years. It truly is a great place to invest.
Last month we closed on the 12 Unit Apartment Complex in Aurora, CO. The closing went very smooth. I am very excited about this opportunity and building a lasting relationship with our investors. I am look forward to finding our next apartment complex to purchase. I have a couple of LOI’s pending on other apartment complexes.
Denver Property Investor recently posted an article about the 12 unit apartment complex that one of my partners Scott McCaig along with Jonathan Lasswell and myself are under contract to purchase. The link to this article is http://denverpropertyinvestor.com/recent/apartment-investing-fix-and-flip-on-steroids/. Scott & I have both mentored under Anthony Chara and have learned a tremendous amount of information to wisely invest in multi-family properties.
Some stock trader think we are! They support their hypothesis based upon U.S. monetary base.
The chart below is the most important chart you may see this year. It will affect every single investment you own. This chart shows the U.S. monetary base as tracked by the Federal Reserve. You can plainly see that between late 2008 and today the money supply has skyrocketed.
To study this chart more in depth, you can click on this link: http://research.stlouisfed.org/fred2/graph/?g=SP
The Federal Government has printed up nearly $2.5 TRILLION in new money out of nothing. Throughout its history, the U.S. government has never printed this much like it has done lately. Even Y2K and the terrorist attacks of 9/11 are just tiny blips on this chart.
Inflation is already soaring…
- A World Bank report shows that global food prices have risen 36% in the last year.
- The U.S. dollar has already lost HALF its value against other sound currencies, such as the Swiss Franc. The price of gold just hit an all-time high at over $1,500 an ounce.
How do we plan for an Inflationary TSUNAMI? Past history shows the best investment to hedge against inflation is investing in real estate. This chart should convince you to diversify and move some of your liquid assests, even some of your IRA monies into real estate investments. The real estate market is slowly starting to recover and with low home prices combined with low interest rates make this the best time in years to become a real estate investor. After many months of negotiations with the seller, we are under contract for a 12 unit apartment complex in Aurora, CO! The current owner is a church who has a mission to provide housing for expectant and new mothers. They are selling the property because they want to sever their relationship with the bank that holds their loans. However, they wanted to lease back the entire property for a minimum of two years, guaranteed rent, cover all tenant-related variable expenses (e.g. utilities, repairs, etc). They have already expressed interest in extending the term indefinitely and we’ve already discussed this involving annual rent increase each year after the initial two years.
The seller signed the contract and lease May 26 and we expect to close in 45 days. If you are interested in this type of investment opportunity, let me know.
